Hotel (also known as Hotels or Hotel Tycoon) is a property development game where players buy land, build hotels, place entrances, and charge rent to opponents who land on them. Players aim to bankrupt all opponents. A successful hotel requires three components: land, hotel buildings, and entrances. The last player remaining wins.
Components
1 Game Board with property spaces, bank, and town hall
3D cardboard and plastic hotel buildings (multiple properties)
Property title cards
Player cars (pawns)
2 Dice (1 number die, 1 colored die)
Money in various denominations
Entrance markers
Building pieces and extensions
Setup
Assemble hotel pieces and place the board centrally.
Position the bank and town hall on designated spaces.
Distribute starting money to each player (amount varies by player count).
Each player selects a car and places it on the start space.
Players roll to determine turn order.
Turn Structure
On your turn:
Roll the number die and move your car clockwise that many spaces.
If you land on an occupied space, move to the next empty space.
Take the action corresponding to the space you landed on.
Special actions when passing the Bank or Town Hall.
Actions
Buying Land
Landing on a money-stack space allows you to purchase adjacent unimproved land.
Pay the land value to the bank (if unclaimed) or to the previous owner (if owned but unimproved).
The land owner cannot deny the purchase.
Building Hotels
Landing on a metal-beam space allows you to build improvements on your property.
Choose which upgrades to add, then roll the colored die:
Red circle: Cannot build this turn
Green circle: Build at listed price
“H”: Build at half price
“2”: Build at double price (building is optional at this cost)
Buildings must be added in order (basic structure first, then extensions).
Recreational facilities require all other improvements to be built first.
Buying Entrances
When passing the Town Hall, you may purchase one entrance per property you own.
The first entrance must be placed on the star space in front of the hotel.
Only one entrance is allowed per space, but multiple properties may share street spaces.
Paying Rent
Landing on another player’s entrance requires paying rent.
Roll the number die to determine the length of stay.
Consult the property’s title card: use the row matching the number of buildings and the column matching the die roll to find the rent amount.
Passing the Bank
Collect $2,000 when passing the Bank.
In 3-4 player games, this income stops once only two players remain.
Bankruptcy and Auctioning
If you cannot pay rent or other costs, you must auction off one entire property (including buildings and entrances) to the highest bidder.
When you run out of money and have no more properties to auction, you are eliminated.
Scoring / Victory Conditions
The last remaining player wins the game. All other players are eliminated through bankruptcy.
Special Rules & Edge Cases
Properties are purchased with all three components: land, buildings, and entrances are acquired separately.
Building at double price (“2” on the colored die) is optional – you may choose not to build.
Multiple entrances can be placed on different spaces around your hotel (one per passing of Town Hall).
When auctioning property due to bankruptcy, the entire property (land, buildings, entrances) is sold as one lot.
The bank income of $2,000 is reduced in the endgame (3-4 player games only).
