Overview
Dream Home is a card-drafting game where players build their dream home over 12 rounds. Each turn, players choose a column from the game board to take a paired room card and resource card, then place the room on their personal home board. Points are scored for rooms (by size), decor tokens, home functionality bonuses, and roof uniformity. The player with the most points wins.
Components
- 1 game board
- 4 home boards
- 60 room cards (Normal, Unique, Basement, Roof)
- 48 resource cards (Decor, Tool, Helper, Roof)
- 10 decor tokens
- 1 first player marker
- 4 reference tiles
- 1 score pad
Setup
- Each player receives a home board and a reference tile.
- Place the game board in the center.
- Shuffle resource cards, place deck on the board. Draw 4 resource cards face up on the 4 rightmost top-row spaces. The leftmost space (first-player space) is always empty.
- Shuffle room cards, place deck on the board. Draw 5 room cards face up on the bottom row.
- Place decor tokens near the board.
- Youngest player takes the first player marker.
Turn Structure
The game lasts 12 rounds. Each round:
- First player takes a turn, then play proceeds clockwise.
- On your turn, choose a column and take both cards in it (1 room + 1 resource).
- If you choose the leftmost column, you take only the room card plus the first player marker (no resource).
- After all players have taken turns, discard remaining cards and refill both rows.
2-3 Player Rule: At the start of each round, the first player discards one column of cards (cannot discard the leftmost column) before anyone takes a turn.
Actions
Placing Room Cards
- Normal rooms: Placed on any of the 10 spaces on the top two floors.
- Unique rooms: Same as normal rooms but with special scoring text.
- Basement rooms: Must be placed on one of the 2 basement spaces (dark border).
- Roof cards: Placed face down on the roof space (cannot look at them again until scoring).
- A room card cannot have an empty space directly below it.
- If you cannot or do not want to place a room, place it face down as an empty room (worth 0 points).
Expanding Rooms
- Rooms can expand horizontally by placing matching room types adjacently.
- Maximum sizes: 1-card, 2-card, or 3-card (shown by icons on the card).
- A room is finished (no more expansion) if it reaches max size or has a decor token.
- You cannot place a room card adjacent to a finished room of the same type.

Winning: Most points wins. Tiebreaker: count kids depicted in room artwork. If still tied, share victory.
Special Rules & Edge Cases
- A room (possibly multiple cards) can have at most 1 decor token.
- Decor tokens cannot be placed on empty rooms (face-down cards).
- Treehouse and Birdhouse are special decor placed near the home board, not on a room.
- The Scaffolding tool must be replaced before the game ends or it becomes an empty room.
- Vertically adjacent rooms are on different floors and score separately.
- The Handyman can expand a room with a decor token (as long as max size is not exceeded).
- If the Handyman causes a room to have more than one decor token, discard extras.
- Tool cards taken in the final round cannot be used and have no effect.
